July 1st could easily become a headache with poor planning and lack of organization. As a landlord, you hope to welcome new tenants with the least hassle possible.

Checklist for Moving Day

What follows is a guideline to help you go through the day where collaboration and convenience are much needed. CORPIQ has created a checklist with the most important items to remember:

Moving Day:

  • Is it possible to remove the door from the main entrance of the building? This will facilitate carrying the furniture and will help avoid damages to the furniture and the entry door and doorframe;
  • Plan ahead for bulky items that can’t get through the main stairwell. Is there an alternative route, another staircase, or another door entrance for which the movers must be made aware of?
  • Make an assessment on the state of the premisses with the tenants to verify the overall condition of the apartment and furniture. If possible, take photos to document your assessment; here is a list of things to verify:
    • Faucets, toilets, sinks and showers;
    • Appliances and furniture (if included with the lease);
    • Doors and windows (and screens);
    • Walls, ceilings, floors;
    • Lights, outlets and switches;
    • Fans, electric baseboards and air conditioner;
    • Smoke detectors.
  • During your assessment, check the closets, cupboards, and drawers to verify nothing has been left behind by the previous tenant. It’s possible that the previous tenant left a copy of their lease in a drawer to let the incoming tenant of the rent he/she was paying. However, the new tenants are not required to be aware of the conditions that were negotiated with the previous occupants;

  • Collect all copies of the key and take the opportunity to verify all locks are functioning correctly and doors are closing correctly;
  • When handing over the key to the new tenants, make a quick review of the rules of the building as they are indicated in the lease;
  • Inform the tenants on the garbage, recycling and organic waste collection schedule, the location of circuit breakers and the water shut off valve;
  • Bring clarification on the use of the parking area if necessary, by noting down the type of vehicle and its precise parking spot.
